Privacy Policy

Deal Screener ("we", "us") provides a real estate deal screening tool at bestcourses.eu/deal-screener/. This policy explains what data we collect and how we use it.

What we collect

• Account information: if you sign in, we collect your email address to create and manage your account, authenticated via Supabase.
• Deal data: if you're signed in and save a property to compare, we store the numbers you entered (price, rent, expenses, etc.) so you can access them later. This data is private to your account.
• Payment information: if you subscribe to Pro, payment is processed entirely by Paddle.com, our payment provider and merchant of record. We do not see or store your card details.
• Free-tier usage: if you use the tool without signing in, a small usage counter is stored locally in your browser (not on our servers) to apply the free plan's monthly limit.

How we use it

• To provide and improve the tool
• To let you save and retrieve your deals across devices once signed in
• To manage your subscription status
• To send you sign-in links and account-related emails (via Resend)

Data storage & sub-processors

We use the following third-party services to operate Deal Screener:

• Supabase — account authentication and database storage
• Paddle — payment processing and subscription billing (acts as merchant of record)
• Resend — transactional email delivery (sign-in links)

We do not sell your personal data to third parties.

Your rights

You can request access to, correction of, or deletion of your account data at any time by contacting us (see Contact section below). You can also delete your saved deals directly within the tool.

Terms of Service

By using Deal Screener, you agree to the following terms.

The service

Deal Screener is a screening tool that performs calculations based on the numbers you provide (purchase price, rent, expenses, financing terms). It is designed to help identify assumptions and risks worth investigating further.

Not financial advice

Deal Screener does not provide financial, investment, tax, or legal advice. The Deal Score, risk flags, and all other outputs are screening signals based only on the assumptions you enter — they are not a guarantee of investment performance and should not be the sole basis for any investment decision. Always verify figures independently and consult a qualified professional before making a real estate investment.

Accounts

You're responsible for keeping access to your email account secure, since sign-in is handled via one-time email links. You're responsible for the accuracy of the information you enter into the tool.

Subscriptions (Pro plan)

The Pro plan is a recurring monthly subscription billed by Paddle.com, who acts as the merchant of record for this transaction. Paddle handles billing, invoicing, and tax compliance. You can manage or cancel your subscription at any time through the link provided in your Paddle receipt/confirmation email.

Acceptable use

You agree not to misuse the service — including attempting to disrupt, reverse-engineer for malicious purposes, or use the tool to generate misleading representations to third parties.

Changes

We may update these terms or the service itself from time to time. Continued use of the tool after changes means you accept the updated terms.

Refund Policy

If you're not satisfied with the Pro plan, contact us within 14 days of your charge and we'll issue a refund, no questions asked.

Since Paddle is the merchant of record, refunds are processed through Paddle. To cancel your subscription and stop future charges, use the link in your Paddle confirmation/receipt email, or contact us and we'll help you cancel.
